Within the apartments we provide all the required necessities of your stay, and we hope you will have a wonderful time.  A book with information on the facilities and local amenities is provided for our guests’ enjoyment.

We have had wonderful reviews, and we are always available to help with any queries.  The apartments are decorated and furnished to a high standard, and we ask our guests to respect the property and its contents, other guests in the apartment above/below and local residents, during their stay.

We do ask that guests abide by the terms below n order to ensure the readiness for next guests, respect for neighbours and the hosts property.

We hope you will agree that these rules are not constrictive or strenuous but designed to protect the ongoing nature of the business and based on mutual respect. 

General

This is a legally binding contract between the property owner,  and the holidaymaker. The property owner is also referred to as "we" and "us".

The holidaymaker is the person who signs the booking form or, in the case of online booking, the person who makes the online payment. This person is responsible for ensuring all members of the holiday party accept and adhere to these terms and conditions. The holidaymaker is also referred to as "you".

The property referred to being either Sunflower or Tulip Apartment, Westcliff on Sea (full address to be provided on confirmation of booking).

Check in and Check out

Every effort will be made to have the property available from 15:00 on the day of arrival.  Keys will be available via a lock box, the code will be provided approximately 48-24 hours in advance of arrival.  There is 1 set of keys.

The property must be vacated by 11:00 on the day of departure. Late departure may result in an additional charge being made.  Keys will need to be returned to the lock box on departure and a code will be set approximately 24 hours in advance.

In the event of lost keys and inability to access the property, the guests may have to find alternative arrangements whilst access is arranged, although we will do our utmost to resolve as quickly as possible.  Replacement keys will be charged at £30 per set.

Cancellation of the booking by the holidaymaker

Cancellations should be made in writing and addressed to:

In the event of a cancellation, the following cancellation rates will apply:-

More than 5 days before arrival date - full refund
Less than 5 days before arrival date - no refund

Cancellation by the Property Owner

The property owner will endeavour to make sure the stated property is available for the dates contracted. In the unlikely event the property becomes not available and the property owner has to cancel the booking, the property owner will endeavour to find the holidaymaker suitable alternative accommodation. If suitable alternative accommodation cannot be found, the holidaymaker shall be entitled to a full refund. The property owner shall only be liable to return the monies received. No compensation or consequential losses shall be paid.

Number of Guests

The maximum number of adults entitled to stay at this property is

Sunflower  - 3 adults (with consideration for infants and/or children as appropriate)
Tulip - 4 adults or children (with consideration for infants as appropriate)

Furthermore, only those people named on the booking form are entitled to stay. If it is found that more people than agreed are using the property, this will be considered a breach of contract and the holidaymaker and his/her party will be asked to leave immediately without any refund. Sub letting or assignation of the let is prohibited.

Parking

Guests understand that there is residential parking only (no parking for guests) on the street between the hours of 11:00 and 21:00 and traffic wardens are very present.  Any parking tickets are the sole responsibility of the guest.  There is a paid car park, paid and unpaid street parking within walking distance.  Details can be found in the apartments or in advance upon request.

Security

Guests are asked to ensure the apartments are kept secure and that all windows and doors are locked when they exit the apartments (full details are contained in the apartment).

House Rules

The apartments are in a residential area, and we ask all guests to be respectful and keep noise to an acceptable level.  In all cases no loud noise (inside or out) after 22:00.

Parties are strictly prohibited and we reserve the right to ask guests to leave in the event a party is detected.

The apartments are non-smoking, although smoking is permitted in Sunflower apartment in the garden where an ashtray is provided.

Drugs are not permitted on the premises at any time.

Illegal or immoral activities are not permitted

Rubbish is disposed of in bins provided – and where applicable placed outside for the rubbish collectors on a Tuesday night.

The shared lobby area is to be kept free of any belongs at all time, this is a fire exit.

Smoke and carbon monoxide alarms are not to be tampered with or disabled at any time.

Children must be supervised and they are the responsibility of the guests at all time.  The apartments are not designated childproof and therefore the responsible adults must ensure they are safe and secure and free from hazards. 

Any hazards spotted that are a health and safety risk must be reported to the hosts immediately.

Liability

The property owner takes no responsibility for the personal possessions of the holidaymaker or the holidaymaker's party. Vehicles and possessions are left entirely at the risk of the holidaymaker.

Children must be supervised at all times.

Cleaning

We would like to think the holidaymaker and party would treat the property as they would their own home and at the end of the holiday the property is left in a clean and tidy condition. The property owner retains the right to make an additional charge for cleaning should the property not be left in a similar condition to the way it was found at the start of the holiday.

Breakages

The holidaymaker should make every effort to keep the property, fixtures and fittings and all contents in the same state of repair and condition as at the start of the holiday. Any accidental dame or breakages should be reported to the property owner (or their representative) prior to departure. The property owner retains the right to make an additional charge for damage and breakages although it should be noted that minor breakages and reasonable wear and tear (in the opinion of the property owner) will not be charged for.

Complaints

Every endeavour is made to ensure your stay with us is memorable for all the right reasons. However, we do recognise that from to time things do go wrong. In these circumstances, it is the responsibility of the holidaymaker to make any such problem known to the property owner (or their representative) immediately it becomes apparent, thereby giving the property owner the opportunity to correct the situation. Unless this procedure is followed, no subsequent claim will be entertained.

The property owner will make every endeavour to rectify any identified problems as soon as is reasonably possible.

Pets

Pets are not allowed at the property.

Miscellaneous

Whilst every care is taken to provide a true and accurate description of the property, over time, alterations are made and some things do change. The holidaymaker accepts that no refunds are available for such discrepancies.

The property owner reserves the right to enter the property, at a reasonable time, in the event of an emergency or remedial repair work being required.

The property owner is entitled to ask the holidaymaker to leave the property without any refund if, in the property owner's opinion, the behaviour of the holidaymaker and/or his/her party is unacceptable.

The property owner reserves the right to refuse entry to anyone, who in the property owner's opinion is not suitable to or capable of taking charge of the property.

The property owner reserves the right to ask the holidaymaker and their party to leave the property, without refund, should the behaviour of the holidaymaker and/or their party be considered by the property owner to be unreasonable.
